We provide market context for your properties, analyzing market trends in rents and sales prices and comparing it to the supply, providing important data for you to determine when the best time for disposition may be. If you are a potential seller, we meet and go over your goals for the asset and work up a strategy plan that will increase the odds of your accomplishing your goal. For current clients, we provide 5 yr cash flow proformas and can go through your leases to make sure your asset is being properly prepared to go to market and achieve your financial expectations in disposition.
2. For investors and buyers
We help identify properties both on market, and off-market that match your investment risk and yield requirements. We can create 5 yr cash flow projections grounded in the trends of the area and the property and the current market condition. This helps you determine if the property has a good chance of achieving your desired yields and clearly identifies the risk factors that could inhibit it. This can be worked to include tax benefits and with or without debt, comparing the effective yield to other investments you may be considering. Steve Caton also has his series 22 & series 63 securities license, and can offer 1031 buyers percentage share ownership in class A retail properties that are owned throughout the United States that are Delaware Trust ownerships, put together and managed by Inland Real Estate Company.
